Thanks to a great link that was part of a recent post by CSI: The Witness---------I found some insightful information concerning the current "scam" being pulled on all of us by the Dreamland Villa Community Club Board Members

Thanks CSI-The Witness for the informative post.

Excerpts from:

Can you afford to give your money away?

By Ann Roth

REGARDING PROPERTY MANAGEMENT COMPANIES (included in SADR)...................

"Watch those management companies -- you'll never know which ones are getting the biggest cut or percentage of the foreclosure proceeds because your board won't let you read their contract. Other vendors get much more money initiating the foreclosure procedure rather than merely trying to collect some lousy late fees."

REGARDING TRANSFER FEES (included in SADR by the Dreamland Villa Community Club Board Members)...............

"Fraudulent Transfer Fees and Other Bogus Document Filings: Since no one seems to be watching what the legislature is doing to the American Dream of home ownership, or how your board keeps breaking the laws without being prosecuted, you might as well allow them to extract as much money out of your escrow account that they can."

"This is easy, and its been happening right under your nose. What homeowner, who is in the middle of closing either a purchase or sale of property in an association is going to want to be accused of preventing escrow to close by questioning the management company's exorbitant and bogus fees, or the association's trumped up charges of money owed? Your escrow has become a perpetual payroll for them and they WILL hold you hostage to unconscionable fees and charges that NO OTHER PROPERTY OWNER IN AMERICA is forced to pay."

Hey everybody it's time to wake up and realize what's been done to us all by greedy and corrupt individuals hanging out at the "Rat Hole" called the DV Community Club!

Special thanks to CSI-The Witness for providing a link to this information on a recent post from another DV site.

Can you afford to give your money away?

October 06, 2004

A few excerpts:

"If you desire to (1) protect and preserve your home equity, (2) be in control of your financial destiny, and (3) desire to pass down a legacy rather than a liability to your heirs, then don't buy a residential deed-restricted property that has a homeowner association. Run in the opposite direction."

"Unpredictable fines, penalties, interest and lawyer fees can be imposed upon the homeowner at the whim of the board for, among other things, an inability to pay the ever increasing association assessments by way of dues, and/or special assessments."

"The Quicksand of the American Dream of Home ownership is none other than Foreclosure by HOA neighbor both Non-judicial and Judicial. If there is ANY way possible, that association board and their attorneys WILL take your house from you. There are a million ways to accomplish that end."

"Any inability to pay association assessments can result in non-judicial foreclosure -- and nobody cares what your excuses were as to why you could not afford to pay, or why you didn't pay. In fact, those neighbors you share coffee and proxies with, will revel in your misfortune. Why? Because it's YOU and not THEM. Your board members will be the last people on earth to care about your excuses."

"The REAL money is in the penalties, attorney fees, and interest. The association and all their co-conspirators will jack those fees up until you choke to death in the quicksand. Your home can be gone in some instances in less than 90 days. Is this really what you had in mind when you moved your family into a homeowners association?"

"In the end, if you desire to pass down a legacy, rather than a liability to your heirs - do not buy into any deed-restricted "property" that is subject to a homeowner association. There are too many factors that are out of your control and in the control of handfuls of so-called "elected" neighbors, who may or may not like you."

Good Lord...shades of Macbeth and his Three Witches

Double, double toil and trouble;
Fire burn, and cauldron bubble.

Now I’m certain you are paranoid! What “Secret Meeting” would you be referring to? Was it the “Secret Meeting” being held with the door wide open to Billie’s office that Dorothy J. walked into without the courtesy of knocking first?

Maybe it was the “Secret Meeting” with Nancy Cole, Chairperson of the Entertainment Committee, Tana Ullman the DVCC Board Treasurer, Harry Cole that is NOT a DVCC Board member but assists the Entertainment Committee, and Jim Cook, The DVCC Parliamentarian and also NOT a DVCC Board member and last, Billie Tapparo the DVCC President (after all it was her office so I assume she had a right to be there).

Maybe this was the “Secret Meeting” that Dorothy J. witnessed.

I suggest you get a better source for your “Insider Intelligence” and put the correct “spin” on what is told you.

I’m sure that if I’ve erred, you will be quick to point that out…meanwhile, I’ll just consider your judgment about “Secret Meetings” terribly flawed!

The good old boys and girls at the Dreamland Villa Board are at it again!  Does that surprise anyone ?  NOT.  Yet another secret meeting yesterday without any notice and someone walked in and caught them in the act.  Now if I were a member and I am so thankfull I am not, I would be furious that they the board, are so blantantly desrecarding the rules and bylaws of their own club.  What the heck are they so afraid of?  Could it be annexation ?  Could it be they are forcing people to pay them money they are not entitled to?  Could it be they are violating so many laws and rules that they know in their black hearts that the day of pay back is coming soon ?  We can only hope so, that they have the sense that God gave a green apple and STOP this nonsense !   We are not like sheep to be led to the slaughter and we are not so un aware that we don't know what they are pulling.  STOP IT !!!!!!!!!! Did the artilce on annexation cause all this ?   Hummmmm?   Here is a thought, lets have an election and send to every property owner of record a ballot to be returned to an accounting firm, not the CLUB, and let everyone vote, Yes or No for annexation and then have for the first time since  we have lived here, an honest vote that can't be messed with.  If you, the wonderful Board of Directors, are brave enough, we challange you to do it !!!!!!!!!

Hi Ron and Cathy,
Our circulation manager, Nancy, is who you need to speak with about delivery. You can call the office and ask for Nancy and she should be able to help you. Thanks and glad you liked the article. I was a little disappointed with how dark the photo printed.

Sincerely,
Vanessa

To Vanessa White,

We had no delivery of the newspaper on Tuesday, the day we really wanted to see the article on annexation.  We found one from one of our neighbors.  Seems to be a hit and miss delivery system by the person in this area.  What can we do to improve delivery ?  The article was well done and we wanted to thank you for your work.

Well the Club and Board are up to it again, emergency meetings and people resigning and appointing someone to fill the spot.  what ever happened to common sense and the next person in line according to the vote ?   Oh well they change the rules as they see fit why should they do anything different now ?  We shall see.

Look for an article next week in the INdependant about anexation you might find it imformative.  We see from our view outside the Club, that a new person has been named to the Board Of Directors to replace the person who resigned.  A name no one has heard of and obviously hand picked.  We have to wonder why the President did not choose  the next person who received the most votes in the last election, Mr Lecky or Mr Grammer ?  You just have to wonder who has the agenda and what this is all about.  Bottom line, they will do whatever it takes to protect their power and position to ride over this community with this mandatory membership junk.  They don't seem to want to fix it so we all have to make the moves that we feel best serve the community.  The way it is now is not right and it is not working.  Those of you who support and want the club will have to live with the results of these decisions for a very long time.

Hi Ron and Cathy,

I do not have a private e-mail or phone number for you two, but would like to talk to you about annexation. You might have noticed that I have been covering annexation cases all over East Mesa lately. It's a hot issue! And DV is one of the large county islands. I am very interested in getting your perspective and was wanting to talk to you. Could you please e-mail me at vwhite@newszap.com or give me a call at the office at (480) 982-7799. I'll be in tomorrow morning at 9:00. Thanks and I look forward to talking to you.

Sincerely,

Vanessa White

Well folks, it is official, our neighbors on Evergreen Ave are anexing into the city of Mesa.  They are going to get fire, police, garbage etc from the city of Mesa, and get this they are saving on their home owners insurance enough to more than offset the costs of anexation.  True they all had to agree but think of the possiblities for all those folks who live on Adobe and any street within six hundred feet of the city boundry.  Mesa has no property taxes so the costs are a wash compared to being a member of rural metro and paying for garbage removal.  So think about it and congratulations to our friends on Evergreen, they did it !!!

We will keep this blog running as long as we can and let folks post their thoughts and feelings about what is bugging them about the Club and Dreamland Villa.  ASKA the club that sends out those nasty you owe us letters.  We had one elderly lady call today who received a letter addressed to her deceased husband.  Opened old wounds for her and made her really upset that the club was so insensitive about her loss.

Dear friends:  Just a note to reassure you that there's a lot going on...most of it between members of the club and the board.  Seems as if we are taking a breather until the first meeting in September when some of the information we've been getting off this sight and others, is brought to the attention of the Board.  Thanks for the info you sent this morning regarding HOAs.
Seems as if the bloom is off their rose everywhere.  The Florida legislature is curbing the construction of managed communities, and the form in which any property may be controlled by private contract with current owners.  Seems that each new owner may, if he wishes opt out of membership in any community governing body....hee hee.
Also, the legislatures in Arizona and Nevada, are instituting new regulations on HOAs, and property management firms....with teeth.  Guess they finally realized that every dollar these dim bulbs siphon out of homeowners reduces the amount they can pay into the state tax coffers.  P.T. Barnum one said that you can't lose money by underestimating the ignorance and gullibility of the American people.  I think he should have added...for a limited time...since you can never be sure as a con man that some cynic may stumble into your scam...
Our friend, and supporter Don is a lobbiest...will get this info to him so that he can bring it to the attention of the proper committees...kicking a snake in the butt is never as effective as stomping on its head...(old gramma saying).
My time is now being devoted to getting material ready to notify Section 8 of its upcoming take-over and subjugation...by our local advocates of mafia types who extort money from old sick people to prevent having their homes liened.
I truly wonder why the boards have not seen the peril to themselves?  From the our first meeting with Charlie Maxwell, I wouldn't have bought a used car from him.  He is one of those smarmy blow-hards who toots his own horn so loud...any reasonably sophisticated person would know immediately that he was selling snake oil...not legal advice.
Thanks for perservering through the thick, and now the thin times.  Most of our folks are going to be hot to trot when they get back to town...till then, rest up.  We'll be real busy...real soon.  Love, Dorothy

Sure has been quiet, is everyone out of the valley ?   Hey, Section Eight, get ready in a few short months you will become part of the mandatory membership of DVCC.  You are really going to like being a part of that mess and the really great letters they send out.  But, maybe you can get into the fight and stop it ?  After all the SADR Document filed on your deeds just might not be legal, having been there for almost two years now.  Is that timely?  Doubt it.  Where are all the club members lying low?  Maybe they are all in Wisconsin ?
