The Scottsdale City Council will consider adoption of the Downtown Character Area Plan and two other planning initiatives at its meeting Tuesday, June 9.

The meeting is scheduled to begin at 5 p.m. in the City Hall Kiva, 3939 N. Drinkwater Blvd. The meeting will be televised live by CityCable Channel 11 and also via streaming video on the city’s Web site.

Here are details on the planning proposals:
    The Downtown Character Area Plan, case No. 3-GP-2008
The city’s Downtown Plan was last updated in 1984.  ]Proposed changes encourage high quality revitalization and new development in the Downtown, while at the same time recognizing that the scale and design character of the specialty retail core, including Old Town and Marshall Way, should be preserved and provide Downtown with its unique identity.  The plan recommends general goals and overall policies, not specific zoning measures or other regulations.  To view the proposed Downtown Plan Update, visit http://www.scottsdaleaz.gov/planning/areaplans/updates/draftdowntownplan.asp. 
    Planned Unit Development Text Amendment, case No. 9-TA-2007
If approved, proposed changes to the Planned Unit Development zoning district will allow for mixed-use development of small to medium sized properties. Mixed-use developments can include a combination of residential, retail and office functions.  ]Under the proposal, parcels as small as one-half acre could be designated as Planned Unit Developments.
    Single-Family Residential R1-7 Zoning District, case Nos. 6-TA-2007, 7-TA-2007 and 8-TA-2007
Changes proposed to the R1-7 Single Family Residential District will relieve existing restrictions to allow for more flexibility for homeowners, including the potential to convert carports into enclosed garages, storage or livable space; increase buildable area by reducing distance between buildings, and increase the usefulness of front yard patios by allowing full roof covers, as well as gas or electric fireplaces within the already allowed front patios/walls.
