It seems that all the people in this county want the commissioners to cut the budget instead of raising revenues.  I think that the property appraisers office could be a larger force in this.  They fought and beat FPL and they are big property owners in this county just like the developers that are hiding behind the agriculture exemption.  I think people in this county afraid to voice an opinion against the good ol boys, as you can see only 11 viewers out of 347 even voted in the poll.

I was reading in the Palm Beach Post that the property values are going to drop another 15 to 20 percent for the next budget year.  If our county commissioners are having trouble with this year, what are they going to do with the next budget.  So here I go again, trying to get blatant ag exemptions off of commercial property and property that has been rezoned for commercial or residential projects.  My question to the tax appraiser office is, who sets the taxable value of a parcel that is used as "improved pasture"? I checked the different parcels in the "Freshwater Development" on Charles Harvey and all of them have a different taxable value per acre.  If the appraisers office sets that rate, why can't you raise the rate to a fair market value.  Some of this land has been sold for millions of dollars in the last few years, yet is still taxed at a little of nothing.

All budget problems are caused by wasteful spending. Turn lights off, stop buying fancy furniture for government offices, stop buying gas guzzler's for city use. Don't keep building guard rails, sidewalks and the like. I bet just the money spent in the US for pens cost upwards of $500,000 to a million alone if not more each year.

I wonder if the budget shortfall will be addressed by the county commission as a group working together as a TEAM.  It's time for action!

About 15 or 20 years ago, Okeechobee County tried making a rul that you could not have the ag exemption unless the land was zoned agriculture. And that makes a lot of sense and Okeechobee was not the only county that tried that. Problem is that did not hold up in court. The real estate folks on the coast who really take advantage of every loophole have some high priced attorneys and every time a local government agency tried to crack down on the abuse of that tax exemption, they are ready to spend as much money as necessary to take it to court and keep appealing until they get their way.

I read in the paper today that we need to cut over 2 million dollars from this years budget and next year will be worse, due to falling property values.  Do you realize the millions in property tax dollars we are losing to developers paying hardly no taxes on property they paid millions for and had them rezoned for developments.  They are hiding behind the ag exemption laws of this state.  I think it is a great  policy for "true" agriculture businesses, but I have to lay a little blame on the ranchers and cattlemen who sell this land for millions and then lease it back to allow the developers to receive the same exemption as was on the property before the sale.  If you want one example, go on Okeechobeepa.com and check out the properties along Charles Havey.  There is a piece that sold for over $1,269,000.00 for and pay taxes on $5750.00.  I am sure this is happening all over the state.  If we do not start policing this policy ourselves, I think that as the state government looks for new ways to fill its budget shortfalls, they will change the laws.  This will hurt the true agriculture businesses it was designed to protect.
